More Homes FASTER
More jobs for British Columbians: Right now, plants are working, on average, at 1/3 capacity, meaning there’s plenty of room for job creation as demand grows and more homes for British Columbia.
As we increase Home construction demand to achieve the Provincial goals we must consider declining trades, resources, infrastructure and how this affects affordability and speed.
BC’s factory Modular Industry offers a made in BC solution and is a benchmark for affordable, environmentally conscious building in the Province.
Modular provides the opportunity for uncomplicated and immediate impact to housing volumes, expedited permitting, occupancy and reduced demand on infrastructure. with significant environmental benefits.
Not only does Building Modular support and make possible the provincial housing targets it makes the building of BC initiative Environmentally Friendly:
Building in a factory reduces emissions from site construction by 43%,
Factory Modular eliminates construction waste by 50 – 70%
With investment we can achieving carbon neutrality in the Modular plant
Carbon Neutral home operation through Renewables
This makes this overall Modular program a North American first and by increasing our Industry we increase Jobs and Factory Investment.
Delivering solutions for people quickly:
On average, complete small-scale multi-unit homes can be built in just 12 weeks. While the site is being prepared, the home is been built in the factory.
A focused Modular BC steering program, would help the modular industry secure a consistent demand chain through Standardized designs and a Provincial / Municipal program focused on increased Factory built Modular Housing in housing initiatives. Modular BC will continue to expand training and make Modular more inclusive in our trade and general Labour programs. Offering stable well paying opportunities in affordable communities across the province.
By investing in our Modular BC Industry while we address our Housing Crisis we not only help solve our crisis but we grow a manufacturing sector, secure a process for consistent affordable housing supply to BC and eventually export to other jurisdictions. A made in BC Industry.
The foundation and plan are in place. Modular BC leads the initiative to increase housing numbers with minimal increase or impact to local infrastructure, city permitting, building and planning departments.
Factory Built Modular standardization offers a simplicity to building that can make every home owner a developer. An important component when dealing with land costs, increased Multigenerational living and reduced construction trades. A quick way to supplying more homes.
Modular Homes: A significant tool supporting BC Build and our Provincial Housing Goals.
The work has already begun:
The Modular process and it’s CSA Quality mandate and internal quality management process in weather free factories offer major advantages to standardized designs and processes. The standardized process is not new to Factory built modular construction. Each design must be processed and registered. This ensures that it meets all codes and quality inspection requirements. This initial process can be duplicated without concern and incorporates all the benefits of designing for Factory Modular Construction at the beginning of the process not consider modular once a home has been designed.
The Advocacy Team has already implemented a number of important tools to quickly open the doors to a Provincial Modular Program. The following are some of the initiatives:
MHABC 2 year Advocacy Program: engage industry, Municipalities at all levels
Modular BC - MHABC Modular Summit
Developed a Modular Friendly By-law Reference Document: Collectively with, Cities, Regional districts, BOABC and other stake holders MHABC has developed a Template of a Modular inclusive standardized By Law for cities to review and adopt applicable sections to make their by Laws More Modular inclusive.
Developed Standardized Planning Check List: Advocacy Team and Stakeholders developed a Standardized Planning Check list. A reference document for Industry to ensure that the pertinent permitting information is ready and available for the planning process. A significant step to developing standardized modular plans and processes with Cities. With A277 and Z240 initiatives the Modular Industry is well positioned to enhance it’s standardized Home program and to support the Provinces Home initiatives
Developed Standardized Inspectors Check List: a Joint initiative with BOABC a Standardized Inspectors Check list. A reference document that both Builders and Inspectors can reference and have a understanding of the A277 and Z240 building process and the necessary field inspections. Saving time and offering a understanding of the A277 and the Z240 process.
Commissioned a Modular Blower door study: A plant mid process and on site study was conducted in 2023 to verify the ability for Factory built construction can meet the air tightness once transported to site. Step code 3 and 4 are been manufactured in Modular Plants across the Province.
A Provincial engagement with Mayors across the Province: Discussing and opening the doors to Modular construction and consideration in Municipal and regional housing initiatives.
Mayors Task Force: Conduit to Municipalities to help implement Modular Programs
