A significant tool supporting BC Build and our Provincial Housing Goals
Over the past two years a experienced modular advocacy Team has been working in British Columbia to asses the barriers to the expansion of modular builds in BC. Working with Building officials, Cities and Planners across the Province. This Team has identified barriers in modular such as, stigma (Trailer Parks), Permitting, Transportation, Communication and Clarity with Municipalities and Building officials.
Through this process this Advocacy Team and stakeholders have developed and implemented programs, education and leadership to help remove these Barriers and create a foundation for bringing together and growing a made in BC Industry.
Modular in British Columbia represents less than 5% of home construction. In the US that number is near 45% and in Europe and countries like Sweden where 45% all homes utilizing offsite construction and 80% of single family homes.
The Advocacy has also developed programs to Streamline and better communicate the modular process by developing a Modular inclusive Municipal By Law reference document, and in conjunction with the Building Officials of BC, a Modular Permitting Check list and a Modular Inspectors Check list. Documents that help reduce permitting and occupancy delays and open the door to stream- line standardization potentials and the overall building process.
In addition, the Modular BC Advocacy Team in conjunction with MHABC (Manufactured Housing Association of BC) has hosted the MHABC Modular Summit. A successful SOLD OUT conference based on increasing awareness, exchange of information, technical discussion on innovation, quality and sustainability. All in an effort to enhance the Benefits to Modular factory built construction. This Summit has resulted in significant participation from Municipalities, Industry and academics.
A made in BC Modular solution can play a significant role in the Provinces Homes for the People Plan by building the existing infrastructure and capacity to supply homes quickly now. This investment also prepares for a continued affordable domestic supply as well as future capacity for export. A made in BC Industry will increase jobs and investment in urban and rural affordable communities across the Province.
The Modular BC program is in support of the BC Build program and not in competition. It is focused on Factory standardization, factory construction and helping expand the modular industry creating, capacity, opportunity, investment, employment and building affordable communities.
